In the course of my research on the Lower East Side I came across this map of Manhattan. Guide to Automobile Tours of New York City, 1920

This map made me imagine a little song, set to the tune of "Where the Boys Are", something along the lines of "Where the Jews Are". There is a wicked clarinet solo in the middle.

I am spending my time listening to Amanda Palmer play Radiohead songs on a ukelele and poking around this site. I am little sad that I missed the competition phase since I do know a couple of architects who might have enjoyed playing around with Long Island's empty lots.

If you simply rezoned the areas around Long Island Railroad stations for mixed uses and higher densities you could build more homes without necessarily generating more car traffic. You also don't have to design every aspect of a new area in advance. With adjustments to infrastructure and general guidelines about which features need to be included individual developers and designers will give each downtown area its own flavor and provide what residents are truly willing to buy.

I would mandate parking in the back of buildings like the municipal lots in Rockville Centre, increase permissible building heights within a mile of a LIRR station and a quarter mile of any major bus transfer points and allow for a mixture of residential and commercial uses in those areas. If like Lynbrook you have a station and several major bus lines coming together within blocks of each other I would allow the buildings to be even taller. The area is already well served by transit and more people would not necessarily mean as many additional cars as it would in an isolated suburban development.

The grandiosity of their schemes are part of what the competition is all about and I appreciate that sometimes you have to propose something radical in order to get people to see that there are more possibilities than they previously imagined. I think generally smaller interventions are more productive. If you change the rules in a couple of simple ways and you free people up to build more, chances are good that they will do it.

I worked my last days at Ellis Island recently and I thought I would celebrate by finally uploading a few of my winter photographs.





I am going to miss my boat ride to work and the views they afforded me everyday. New York Harbor is exactly the right combination of ever-changing and reliably familiar.

Another new phase has already begun and tomorrow is yet another start. Inspired in part by this and by my upcoming course schedule I am starting a new project tomorrow.

Let's call it DocoLI.

Seven more weeks until graduate school starts and it seems like I still have so much to do. The new job is going well and I should be settled in and comfortable by the time the semester starts. My summer reading is proceeding at a good clip even though it has interrupted the reading of that 1200 page behemoth, Gotham. I even managed a miniature vacation to New England thanks to my young man.

It is hot as Hades here in New York but my summer is shaping up to be pretty damn good.
